Handyman in Pompano Beach, FL

Pompano Beach is an old town that keeps getting rebuilt. It was incorporated as the Town of Pompano in 1908 and became the City of Pompano Beach in 1947, and in recent years a building boom has reshaped the blocks near the beach. Ranch houses, canal homes, golf-course condos and new towers all sit within a few miles of each other.

We work for owners who live here and for landlords and property managers who need repairs finished between tenants, on schedule, with photos of the work.

Pompano Beach housing

Old Pompano, near downtown, has some of the city's older ranch homes. Toward the Intracoastal and Hillsboro Inlet, many houses back onto canals. Palm Aire is a large golf community of condos, villas and houses, with 55+ sections inside it.

Block and stucco is the rule for houses, so exterior walls need masonry anchors for anything heavy. Close to the water, salt air works on screen frames, door hardware, gate hinges and outdoor fasteners faster than it does inland.

Older units mean older paint. If the building dates from before 1978, we test painted surfaces for lead ahead of any sanding or cutting, and a positive result sends that part of the job to an EPA lead-safe certified firm.

Associations, condos and property managers

Pompano has a long list of condo and villa associations, from the sections of Palm Aire to the buildings along the beach. Most want a vendor's certificate of insurance, many set work hours, and newer towers may require a service elevator reservation. In the 55+ sections, check with the office before the visit about vendor entry.

For property managers, we keep a W-9 and COI on your file. Unless you set a different limit, we stop and call before any job passes $350.

Common jobs in Pompano Beach

We expect most calls here to be turnover work and salt-air wear. Landlords tend to want everything done in one trip, so send the full list ahead and we bring the parts:

  • Rental turnover punch lists, $349 for a half day or $679 for a full day, materials extra
  • Window rescreening at $35 per standard screen, sliding door screens at $79
  • Driveway pressure washing, starting at $199 for a two-car drive
  • Corroded door hardware replaced and sticking doors adjusted
  • Drywall patches and touch-ups between tenants

Pompano Beach through the seasons

If your unit rents to seasonal tenants who come roughly November to April, the gaps around those dates are when punch lists need to happen. Book turnover dates as soon as you know them.

Outdoor surfaces stay damp through the rainy months, roughly late May through October. Mildew grows fast on driveways and pool decks then, so a wash in late fall clears the season's buildup.

Canal and beachside homes sit right in the wind during hurricane season, June 1 to November 30, so get panels and accordions up early. Our storm-prep visit starts at $299 for up to 10 openings.

Questions from Pompano Beach homeowners

Do you work for landlords and property managers in Pompano Beach?

Yes. Send your vendor packet and we return it with a W-9 and our COI. Approved accounts with a signed vendor agreement can be invoiced net-30; the first two jobs go on a card on file.

How much does it cost to rescreen windows?

On-site rescreening is $35 per standard window screen and $79 for a sliding door screen, and pet-resistant screen adds $10. Our $149 minimum visit applies, so doing several screens at once is the better deal.

Can you fix rotted trim on my canal house?

We replace rotted fascia and trim boards that are not structural, starting at $22 per linear foot in primed wood or $28 in PVC, with a $249 minimum. If the rot has reached rafter tails or framing, we refer it out to a licensed contractor. On houses built before 1978, the old paint gets a lead test first.

Can you get a unit ready between seasonal tenants?

Yes. Tell us the checkout and check-in dates and send your list. A half day covers most small units; you get a photo checklist when we finish, so you can see each item without driving over.

Can you pressure wash a pool deck or patio?

Yes. Pool decks, patios and pavers are $0.40 per square foot with a $199 minimum. We use a surface cleaner on flat areas so the finish comes out even instead of striped, and we keep the spray off screens and window seals.
