Homes in Deerfield Beach
The city grew fast between 1950 and 1980, and much of its housing comes from that stretch. Century Village went up largely in the 1970s. Many units still have original bathrooms, older toilets and tub surrounds, and cabinets and doors with several coats of paint.
That age matters before any sanding or scraping. In homes and units built before 1978, we check painted surfaces for lead first and refer any positive result to an EPA lead-safe certified firm. A popcorn ceiling in a unit built before 1980 waits for an asbestos test.
Houses in Deer Creek include many Spanish-style homes on the golf course and lakes, and most single-family homes in the city are block and stucco. Near the ocean, salt air is hard on screens, hinges, locks and metal fasteners.
Condo buildings and 55+ communities
Condo work runs on the association's rules. Most buildings want a certificate of insurance before a vendor comes in, many limit work to weekday hours, and some require an elevator or loading area reservation for anything bigger than a tool bag. A few want the owner or a key holder present to sign us in.
In large 55+ communities such as Century Village, ask the management office what it needs from a vendor, or give us the number and we will call. Changes to plumbing lines, walls or windows in a condo usually need association approval and often a permit, and those jobs we pass on.
Requests we get most in Deerfield Beach
Work here leans toward bathrooms, safety and keeping an empty unit in good shape:
- Grab bars into studs or blocking, $149 for the first bar and $99 for each one after
- Running toilets and dripping faucets, starting at our $149 minimum visit plus parts
- Mildewed tub and shower caulk stripped and redone, starting at $159
- Snowbird arrival and departure prep at $149 a visit
- Home watch with a photo report after every visit
Snowbird season and storm season
The calendar here follows the snowbirds, many of whom are in town roughly November to April. The weeks before you arrive are a good time for us to run water through every fixture, swap the AC filters, look for leaks and fix whatever the summer turned up.
When you head north, we work through the closing list: water shut off where you want it, thermostat set to your instructions and balcony or lanai furniture brought inside. Storm season (June 1 to November 30) and the rainy months (roughly late May through October) cover most of the months those units sit empty. A post-storm check with photos is $99 for home watch clients and $149 otherwise.

Questions from Deerfield Beach homeowners
Do you work in Century Village?
Yes. We take jobs in condo units across Deerfield Beach, Century Village included. Check with the management office about vendor entry before your visit date, and our insurance certificate goes wherever the office wants it.
Can you install grab bars in a condo bathroom with tile walls?
Yes. We locate studs or blocking behind the tile and drill with a tile bit so the tile does not crack. Grab bars run $149 for the first and $99 for each additional, plus $40 per bar on tile.
Can you check on my condo while I'm up north?
Yes. Biweekly home watch is $189 a month and weekly is $289 a month, each with photos sent after every visit. A single visit outside a plan is $65.
My building only allows work on weekdays. Is that a problem?
No. We schedule around your association's hours. Where a building does allow Saturday work, a scheduled Saturday visit adds $50.
Do you replace toilets or move plumbing?
We repair what is already there: flappers, fill valves, faucet cartridges and like-for-like faucet swaps. We do not move supply or drain lines or add fixtures where none existed, and for that work we'll point you to a licensed plumber.
