Handyman in Coral Springs, FL

Coral Springs was drawn on paper before anyone lived here. Coral Ridge Properties bought the land in the early 1960s, the city was chartered in 1963 and the first lots sold in 1964. Growth ran hard through the 1970s, 80s and 90s, and the city reached residential build-out in 2003.

That history shapes our work. Plenty of houses here have passed 25 years, many are past 40, and owners are updating them a room at a time: ceilings, trim, doors, bathrooms. Those are the projects we are set up for.

Coral Springs houses and how old they are

Most homes in the city are concrete block with stucco outside and drywall inside, set on the curving streets of the original plan. Houses from the 1970s and early 80s can still have textured popcorn ceilings, hollow-core interior doors and builder-grade baseboards.

For any home built before 1980, we schedule an asbestos test before touching a popcorn ceiling. If it comes back positive, removal goes to a licensed asbestos abatement company, not us. In homes built before 1978, painted trim and doors get a lead check before we sand, and a positive result goes to an EPA lead-safe certified firm.

A whole-house ceiling or trim project can outgrow the handyman exemption, which in Florida covers jobs under $2,500 total. Bigger projects get referred to a licensed contractor.

City rules, HOAs and gated sections

Coral Springs is known for strict appearance standards. The city regulates exterior paint colors, roofing materials, boat and RV storage and landscaping, and many neighborhoods layer HOA rules on top. If a stucco crack repair needs a paint touch-up, use the approved color on file for your house.

Gated communities such as Eagle Trace and Wyndham Lakes control entry at the gate, so plan on adding us to your guest list. Some associations also want our certificate of insurance before the first visit. We send it when you book.

The year in Coral Springs

Interior projects work any month. If a room has to sit empty while a ceiling or floor gets done, school breaks are an easy time to plan it.

Stucco and window caulk take their beating in the rainy months, roughly late May through October. Cracks that let water behind the stucco are worth sealing before the heaviest storms. From June 1 to November 30, hurricane season, we can hang and remove the storm panels or accordions you own if you book ahead.

Questions from Coral Springs homeowners

Do you remove popcorn ceilings in Coral Springs?

Yes, after testing. Homes built before 1980 get an asbestos test first, booked before any work starts. With a negative result, removal starts at $2 per square foot, or $3.50 with skim coat and primer, with a $499 minimum.

Can you put in new baseboards after our floors are replaced?

Yes. We pull the old base, install primed MDF, then caulk and fill it so it is ready for paint, starting at $8 per linear foot with a $299 minimum. Schedule us after the flooring goes in so the base sits tight to the new floor.

My HOA wants your insurance certificate. Can you send it?

Yes. Give us the management company's email or the form it uses and we send the COI before the job. Some associations want to be listed as certificate holder, so tell us the exact name and address they want on it.

Can you fix stucco cracks before the HOA notices?

We seal hairline and small stucco cracks and recaulk around windows, doors and pipe or vent openings so water stays out. Wide cracks, or ones that keep growing, can mean more than surface movement, and those we refer to a licensed contractor.

What does a typical visit cost?

Our minimum visit is $149 and covers the first hour of our tech's time plus standard supplies. After that it is $85 an hour, billed in half-hour steps. Stacking several small fixes into one visit gets the most out of that first hour.
