Handyman in Palm Beach, FL

Working in the Town of Palm Beach is mostly about timing. The Town sets its own construction hours, and they tighten in season. Its definition of construction work covers more than permitted jobs: operating drills and other construction tools counts, so even a visit with a drill has to fit the Town's calendar.

We plan our island visits around those rules and around each building's own. House managers, condo owners and seasonal residents can text (561) 816-5974 with the address and the job.

Estates, cottages and condos on the island

The island splits roughly into three areas. The North End runs north from Wells Road, In-Town covers Worth Avenue up to Wells Road, and the Estate Section runs south from Worth Avenue to Sloan's Curve. Much of the condo housing sits south of Sloan's Curve along South Ocean Boulevard.

Housing ranges from in-town cottages and mid-century homes to Mediterranean-style estates and condo and co-op buildings. Some properties have a house manager or estate staff who will be our contact, and a lot of owners are seasonal.

Some properties are designated landmarks, and the Town's Landmarks Preservation Commission reviews alterations to them. We stick to interior work and repairs that keep things as they are. Houses built before 1978 get a lead check on painted surfaces before we disturb them, and positives are referred to an EPA lead-safe certified firm.

Condo, co-op and estate requirements

Condo and co-op buildings on the island commonly add their own rules on top of the Town's: a certificate of insurance naming the association, advance notice to the manager, service elevator reservations and set hours for noisy work.

When you book, forward the building's vendor packet. We fill it out and send the COI before the visit, so the front desk has our name when we arrive.

On estate properties we usually coordinate with the house manager or the home watch company. Tell us who meets us at the gate and who signs off at the end, and we will send that person photos of the finished work.

What Palm Beach clients ask us to do

On the island, the work leans toward finish details and seasonal care rather than big projects. Anything that needs a Town permit is outside our scope, and we'll point you to a licensed contractor for it.

Drywall and paint touch-ups in older homes follow our lead rule, and we never scrape a popcorn ceiling in a house built before 1980 until an asbestos test clears it.

  • Art, mirror and shelf hanging, with heavy mirrors of 50 pounds or more starting at $149
  • Small drywall patches, textured and primed, starting at $149
  • Grout and caulk refreshes in condo bathrooms; recaulking a tub or shower starts at $159
  • Window treatments: blinds and shades for $45 a window, curtain rods for $49
  • Snowbird arrival and departure prep, $149 each

Season on the island, by the Town's calendar

The Town's winter hours run November 1 through April 30. During those months its posted schedule allows work on weekdays only, from 8:00 a.m. to 5:00 p.m., with workers on site no earlier than 7:30 a.m. and no noisy work before 9:00 a.m. There is no work on Saturdays, Sundays or Town holidays, and none at all from December 24 through January 1.

Summer hours, May 1 through October 31, are longer: weekdays from 7:30 a.m. to 5:30 p.m. and Saturdays from 9:00 a.m. to 5:00 p.m. If you want work done while you are away, summer is the easier time to schedule it. The Town revises this schedule from time to time, so we check the current version before we book.

Summer is also hurricane season, which runs June 1 to November 30. Our hurricane prep visit, starting at $299 for up to 10 openings, puts up the owner's existing panels or accordions and stows outdoor furniture. A post-storm check with photos is $99 for home watch clients.

Questions from Palm Beach homeowners

Can you work on Palm Beach on a Saturday in January?

No. From November 1 through April 30, the Town's posted schedule does not allow construction work on Saturdays, Sundays or holidays, and that covers work with drills and similar tools. We book those jobs on weekdays between 8:00 a.m. and 5:00 p.m.

Why can't you come the week between Christmas and New Year's?

The Town does not allow construction work from December 24 through January 1. If something needs doing before holiday guests arrive, book it for early December. The Town's holiday list also includes the day before and the day after Thanksgiving.

My building needs vendor paperwork. Can you handle it?

Yes. Send the building's form and requirements. We send our certificate of insurance to the manager, confirm elevator and parking arrangements, and keep to the building's hours as well as the Town's.

Do you offer home watch on the island?

Yes. Home watch runs $189 a month for biweekly visits or $289 for weekly, each with photo reports. Arrival and departure prep visits are $149 each, and we can meet a house manager instead of the owner.

Does landmark status affect repairs at my house?

The Town's Landmarks Preservation Commission reviews alterations to landmarked properties. We focus on interior work and repairs that keep things as they are. For anything that would change the exterior, check with the Town first.
