Handyman in North Palm Beach, FL

North Palm Beach was planned all at once. John D. MacArthur bought the land in 1954, and the village was developed and incorporated in 1956, the same year it won a National Association of Home Builders award for best planned community. Dredging created waterfront cul-de-sacs, and those streets still define the village.

That history means many homes here have been updated in pieces over the decades, and the pieces don't always match. We handle the repairs and small upgrades in between. Reach us at (561) 816-5974, call or text.

North Palm Beach homes, then and now

Houses on the original streets sit next to homes that have been rebuilt from the slab up. Inside an older house that was updated room by room, you can find a newer kitchen, an original bathroom and decades-old doors under one roof.

Old Port Cove shows the other side of the village: condominium towers and low-rise buildings on the water, grouped into Harbor Village, Quay North and Lake Point Tower. Lost Tree Village, founded in 1961, is a gated enclave of large estates, and Prosperity Harbor is another gated community.

Older houses get two checks from us. If the home was built before 1978, we test painted surfaces for lead before sanding or cutting, with positives referred to an EPA lead-safe certified firm. If it has popcorn ceilings and was built before 1980, the asbestos test happens before anything else, and if it comes back positive, removal belongs to a licensed asbestos abatement company.

Village streets, gated enclaves and condo towers

The rules change a lot from one North Palm Beach address to the next. A house on a village street may have no association at all, while an estate in Lost Tree Village or a home in Prosperity Harbor means checking in at a gatehouse.

Condo towers usually have the most paperwork. Buildings like these commonly require a certificate of insurance listing the association, a reserved service elevator, floor protection in the halls and work limited to weekday hours. Send us the building's vendor form and we will complete it before the visit.

Inside a condo, we stick to the unit: interior doors, tile and grout, toilets and faucets, shelves and TVs. Balcony railings, exterior walls and other common elements need the manager's OK first.

The jobs we do most in North Palm Beach

Here the work tends to come from updating an older house one step at a time.

Big updates have a ceiling. Florida's handyman exemption only covers jobs under $2,500 total, so for a whole-house popcorn job or a full repaint, we refer you to a licensed contractor.

  • Popcorn ceiling removal after a negative asbestos test, starting at $2 per square foot for removal only or $3.50 with skim coat and primer, $499 minimum
  • Baseboard and trim at $8 per linear foot installed in primed MDF, caulked and filled, $299 minimum
  • Interior painting, starting at $499 for one bedroom's walls up to 12 by 14 feet, two coats, paint at cost
  • Cracked floor tile replaced, starting at $199 for the first tile and $49 for each additional one in the same area, with matching tile supplied
  • New cabinet pulls and knobs at $8 per piece in existing holes

Planning work around the seasons

Many condo owners here are seasonal and come back around November. Booking popcorn removal or painting for the summer, while you are away, means the work happens with nobody living in the dust. We coordinate access with you or the building and send photos as the job moves along.

Summer is storm season too, and the waterfront cul-de-sacs take wind and salt first; hurricane season lasts from June 1 to November 30. For prep, we put up the owner's panels or accordions and stow patio furniture, starting at $299 for up to 10 openings, with take-down at the same price.

Older gutters show their age once the wet season starts in late May. Single-story gutter cleaning starts at $169.

Questions from North Palm Beach homeowners

Can you work in my Old Port Cove condo?

Yes. Send us the building's vendor requirements and preferred hours. We provide a certificate of insurance and follow whatever the building asks for elevators, parking and floor protection.

How do you handle popcorn ceilings in an older North Palm Beach house?

For any home built before 1980, the asbestos test comes first. Sampling is $49 plus the lab's cost. If it comes back negative, removal starts at $2 per square foot. If it is positive, a licensed asbestos abatement company has to do the removal, not us.

Can you do the work while I am away for the summer?

Yes, and many owners prefer it. We arrange access with you or your building, schedule around the building's rules, and send photos at each step.

Do you repair docks or seawalls?

No. Docks and seawalls are marine construction that usually needs permits, so we'll point you to a licensed contractor. We are glad to handle the yard gate, window screens or deck.

What is the smallest job you take in North Palm Beach?

Any job, as long as the $149 visit minimum works for you. It includes an hour on site, and most people use that hour for two or three small fixes.
