Door repair and hanging

We fix interior and exterior doors that stick, squeak, sag or will not latch, and we hang new interior doors. Our tech also swaps knobs, levers and deadbolts that fit the holes already in your door.

Most door problems are small and fast: a loose hinge screw, a strike plate that moved, or a door that swelled in the summer humidity. Several of those fit inside one visit.

What's included

We start by finding out why the door is acting up, not just where it rubs. Then we fix the cause and test the swing and latch before we leave.

  • Squeaky hinges cleaned and lubricated, or replaced
  • Sagging doors fixed with longer hinge screws set into the framing
  • Sticking doors adjusted, or trimmed and sealed on the edge
  • Strike plates moved so the latch catches cleanly
  • Knob, lever and deadbolt swaps on existing holes
  • New interior slab doors hung on your existing jamb, or prehung interior doors installed
  • Adjusting and weatherstripping an existing exterior door

Common South Florida problems

Humidity is behind a lot of door calls. Wood and composite doors take on moisture during the rainy season, swell and start rubbing the jamb, then loosen up again in the drier winter months. If we trim a door, we seal the cut edge so it does not soak up moisture and swell again.

Sagging is the other common one. The top hinge carries most of the weight, and short screws in the jamb loosen over time. A longer screw that reaches the framing behind the jamb usually pulls the door back into line.

Exterior doors take a beating from sun, rain and salt air near the coast and the Intracoastal. Hinges and locks corrode, weatherstripping flattens, and you start to see light or feel air around the edges. We can adjust, lubricate and reseal those doors.

Snowbirds often come back to a door that will not lock smoothly after months closed up. That is usually a strike plate or a dry lock, and it is a quick fix.

How a visit works

Text us a short video of the door opening and closing, or a photo of where it rubs. If you want a new door hung, send the size and a photo of the jamb, and tell us if you already bought the door.

Our tech checks the hinges, the gaps around the door and the strike, then fixes the cause. For new interior doors, we hang the door, set the hinges, cut for the knob and latch if needed, and adjust the swing so it closes and latches on its own.

In homes built before 1978, we check painted surfaces for lead before we plane, sand or cut a painted door or jamb. If it tests positive, we refer the job to an EPA lead-safe certified firm.

We clean up shavings and dust, and we test every door we touched with you before we leave.

What affects the price

Simple fixes are covered by the minimum visit. New doors, extra doors and paint or stain work add time.

  • Hinge, strike and hardware fixes: part of the $149 minimum visit, which includes the first hour
  • Hang an interior slab door on your existing jamb, door supplied: starting at $199
  • Install a prehung interior door, door supplied: starting at $299
  • Weatherstripping and a door sweep: $149 for the first door, $89 for each additional door, materials included
  • Time past the first hour is $85 per hour, and parts we supply are billed at cost plus 20%
  • Painting or staining a new door is extra and quoted with the job

What we don't do

We do not replace exterior doors, sliding glass doors or impact doors. That work usually needs a permit, so we'll point you to a licensed contractor for it. We are happy to adjust, lubricate and weatherstrip the exterior door you already have.

We also do not drill new holes for locks in metal or fire-rated doors, and we do not install electric strikes or wired door hardware.

Questions we get about door repair and hanging

Why does my door stick in the summer?

Most likely it is humidity. Wood and composite doors absorb moisture in the wet months and swell against the jamb. Sometimes a hinge adjustment is enough. If not, we trim the edge a little and seal it so it stays clear.

How do you fix a sagging door?

We usually replace one or two of the top hinge screws with longer screws that reach the framing behind the jamb. That pulls the door back up. If the hinge is bent or the screw holes are stripped, we fix those too.

Can you replace my door knobs and deadbolts?

Yes, as long as the new hardware fits the holes already in the door. Most standard knobs, levers and deadbolts do. You can buy the hardware, or we can pick it up and bill it at cost plus 20%.

How much does it cost to hang a new interior door?

Hanging a slab door on your existing jamb starts at $199, and installing a prehung interior door starts at $299, with the door supplied. Painting, special hardware or a jamb that is out of square can add time.

Do you replace front doors or sliding glass doors?

No. Exterior door replacement usually needs a permit, so we refer it out. We do adjust, lubricate and weatherstrip existing exterior doors so they close, lock and seal better.
