Pressure washing and soft washing

We pressure wash driveways, pavers, sidewalks, pool decks, patios, decks and fences, and we soft wash house siding and stucco. Our tech uses high pressure only where the surface can take it, and low pressure with a cleaning solution on stucco and painted walls.

Most calls come from mildew, algae and black streaks, and plenty of them come right after an HOA notice.

What's included

Before we spray, we walk the property with you, close windows and doors, cover exterior outlets and fixtures, and move what can move. Plants near the work get wet down with fresh water before and after any cleaning solution goes on.

After washing, we rinse the area, clear off loose debris, and walk it again with you or send photos.

  • Driveways and sidewalks
  • Pavers, with care around the joint sand
  • Pool decks and patios
  • Wood and composite decks
  • Fences
  • House soft wash: stucco, siding and painted walls

Why stucco gets a soft wash

High pressure can etch stucco, strip paint and push water into cracks. Soft washing uses low pressure and a cleaning solution that kills mildew and algae, followed by a gentle rinse. The solution does the cleaning, not the force, so the wall comes out clean without damage.

Common South Florida problems

Humidity, rain and shade grow mildew and algae fast here. North-facing walls, driveways under trees and pool decks next to landscaping turn green or black first.

Many HOAs send notices for dirty driveways, walkways and walls. We clean what the notice lists and send before and after photos you can pass along to your association.

Pavers lose joint sand when washed too hard, and weeds come up in the gaps. We use a surface cleaner and moderate pressure, and we tell you if the joints need sand afterward.

Orange rust stains from irrigation water and fertilizer are common on driveways and walls. They need a different cleaner than mildew and do not always come out all the way, so we set that expectation up front.

Pool decks and patios around screen enclosures stay damp and shaded, and the algae there gets slippery. We clean along the base of the cage and rinse well so cleaning solution does not sit near the pool.

How a visit works

Text photos of the areas and rough sizes to (561) 816-5974. If you got an HOA notice, send that too so we clean exactly what was flagged.

We need a working outside spigot. Our tech brings the machine, hoses and surface cleaner, and most driveways and single-story soft washes are done in one visit.

Close windows, move cars off the driveway, and keep pets inside while we work. Surfaces stay slick for a while after we finish, so give them time to dry before walking on them.

What affects the price

A two-car driveway, up to about 600 square feet, starts at $199. A single-story house soft wash starts at $349, and two-story homes add $150. Decks, patios and pool decks start at $0.40 per square foot with a $199 minimum. Sidewalks and fences are quoted from photos.

  • Square footage and number of areas
  • How heavy the mildew, algae or rust stains are
  • Two-story walls and access around pool cages and landscaping
  • Pavers that need extra care
  • Oil or rust stains that need spot treatment
  • Water access and distance from the spigot

Tips before we arrive

Pick up toys, hoses, mats and potted plants from the areas we are cleaning, and turn off irrigation for the day so it does not run while we work. If you know where your outside spigots are and which ones work, tell us when you book. If the HOA gave you a deadline, send it so we can schedule ahead of it.

What we don't do

We do not clean roofs of any kind, tile, shingle or metal. Roof cleaning is roof work, and we'll point you to a licensed contractor for it. If a wall has cracked or loose stucco, we wash around it gently and point it out to you.

Questions we get about pressure washing and soft washing

Can you pressure wash stucco?

Not at high pressure. We soft wash stucco and painted walls with low pressure and a cleaning solution, which removes mildew and algae without etching the surface or stripping paint.

How much does it cost to pressure wash a driveway?

Our starting price is $199 for a two-car driveway up to about 600 square feet. Larger driveways, heavy staining and pavers add time.

Do you clean roofs?

No. Roof cleaning is roof work, and we'll point you to a licensed contractor who handles it.

How often should I pressure wash my driveway in Florida?

It depends on shade and moisture. Most people clean when it starts to look green or black, or when the HOA asks. Shady driveways and north-facing walls need it more often.

Will pressure washing damage my pavers?

It can if done too hard. We use a surface cleaner at moderate pressure to protect the joint sand, and we tell you if the joints need sand afterward.

Can you help with an HOA violation notice?

Yes. Send us the notice, we clean what it lists, and we send photos you can forward to the association.
