For property managers, landlords and realtors

One point of contact, photo reports on every job and invoices your bookkeeper will like. Turnovers, punch lists and the repairs between them.

Turnovers

Patch, paint, caulk, hardware, blinds, screens and a full checklist between tenants. Half and full day blocks keep the price predictable.

Photo reports

Before and after photos for every work order, so owners see what was done without a site visit.

Clear terms

Published rates, a not-to-exceed limit per job, and net-30 invoicing for approved accounts.

Realtors and interior designers

Inspection punch lists before closing, quick fixes before listing photos, and installs that match a design plan to the inch: mirrors, art, shelving, curtain rods, hardware and cabinets. Send the report or the plan and we price it item by item.

We stay inside handyman work. Items that need an electrician, plumber or another licensed contractor get flagged on the quote so nothing surprises your buyer.

Rates for accounts

  • Visit minimum $149, first hour included, $85 per hour after.
  • Turnover blocks: $349 half day, $679 full day.
  • Volume accounts with 10 or more jobs a month: $79 per hour.
  • Materials at cost plus 20%, receipts on request.

Questions

Do you offer net-30 terms?

Yes, for approved accounts. We need your vendor agreement if you have one, and we provide our W-9 and a certificate of insurance naming you as additional insured. The first two jobs run on a card, then invoices move to net-30.

Do you need approval for every job?

You set a not-to-exceed amount per job. The default is $350. Anything above it waits for your approval, with photos.

Can you work with tenants in place?

Yes. We coordinate access with the tenant or use a lockbox, and we send before and after photos to you either way.

How fast are turnovers?

Most turnovers are scheduled within a few business days of move-out, and we try to finish in one or two visits so the unit can be listed.

Do you do realtor punch lists?

Yes. Send the inspection report and we will price the items we can do, and flag the ones that need a licensed contractor.
