Move-in and move-out punch lists

We take your punch list and work through it in one visit before the keys change hands. Buyers call us after the inspection, sellers before closing, and owners and renters on the way in or out. Patch and paint, hardware, sticking doors, caulk, bulbs and the small items that show up on a walk-through.

Send us the list, the inspection report or a few photos. We price it up front, do the work, and send a photo report you can forward to your realtor.

What's included

A punch list is a set of small repairs, so we come ready for a range of them. Here is what we handle most often.

  • Drywall patches, nail and anchor holes, and touch-up paint
  • Doors: sticking or rubbing doors, latches that don't catch, missing stops and bumpers
  • Hardware: cabinet pulls, towel bars, door knobs, hinges and drawer slides
  • Caulk at tubs, showers, sinks, counters and baseboards
  • Light bulbs, battery smoke detectors and AC filter changes
  • Window screens, blind repairs and loose trim
  • Minor fixture repairs: running toilets, dripping faucets, loose toilet seats
  • A photo report with before and after shots of each item

Common South Florida problems

Many punch list items here trace back to humidity and sun. Caulk mildews or pulls away, screens tear after years of UV, and doors swell and stick during the rainy season.

Exterior walls in concrete block homes have drywall on furring strips over the block. When the old owner's TV mount or shelves come down, the holes left behind need proper filling and texture so the patch doesn't show.

Condo buildings and gated communities often require vendor registration, a certificate of insurance or set work hours, and move days may need the service elevator booked. We coordinate with the management office ahead of time so the visit fits their rules.

Inspection reports also list items we don't touch, like electrical, roofing or AC repairs. We'll point you to a licensed contractor for those and work the rest of the list.

How a visit works

Send the list or the inspection report. We go through it and mark each item: we do it, we refer it out, or it needs a closer look on site.

You get a starting price and a time block. We confirm access, such as a lockbox code, meeting your realtor, or a key from the front desk, and we can work with the realtor or HOA directly if you prefer.

In homes built before 1978, we check painted surfaces for lead before sanding or scraping. If the test comes back positive, that part goes to an EPA lead-safe certified firm.

Our tech works the list in order and photographs each item. When we finish, you get the photo report and the invoice in one email, ready to forward.

What affects the price

The price comes down to how many items are on the list and how long each one takes. We'll tell you which time block fits before we book.

Florida's handyman exemption covers jobs under $2,500 total, so on a very long list the larger items get referred to a licensed contractor.

  • $149 covers the first hour, and small items stack into that hour
  • $349 half day (4 tech-hours) or $679 full day (8 tech-hours) for longer lists
  • Materials like paint, hardware and caulk, billed at cost plus 20%
  • Same-day visits within 4 hours add $99
  • Saturday visits add $50

Tips before we arrive

Put the list in one place. An inspection report, a realtor's email and a few texts are easy to work from once they are merged, and it keeps items from getting missed.

Leave touch-up paint, spare tiles or hardware where we can find them. Matching the existing paint is much easier with the original can, so check the garage or the closet under the stairs.

If the home is in a condo or gated community, send us the management contact early. Vendor approval can take a few days.

What we don't do

No work that needs a permit, no electrical, no roofing, no AC repair beyond filters, and no new plumbing lines or water heaters. When an inspection report lists one of those, we'll point you to a licensed contractor.

Questions we get about move-in and move-out punch lists

Can a handyman fix items from a home inspection report?

Many of them, yes. Doors, caulk, screens, loose hardware, minor fixture leaks and drywall repairs are all in our scope. Electrical, roofing, AC and anything that needs a permit go to the right trade.

What is a move-out punch list?

It is the list of small repairs a home needs before the new owner or tenant moves in. Typical items are patching holes, touch-up paint, fixing doors and hardware, recaulking and replacing bulbs.

Do you work with realtors?

Yes. We can take the list straight from your agent, coordinate access with them, and send the photo report to both of you.

Do I need to be home for the work?

No. With lockbox, realtor or front desk access we can work while you're away. The photo report shows you each finished item.

How fast can you finish before closing?

Tell us your closing and final walk-through dates when you book, and we'll schedule around them. Same-day visits are available for a $99 surcharge when the schedule allows.
