Home watch and snowbird support

We check on your home while you're away and send a photo report after every visit. Our tech walks the house, looks for leaks, makes sure the AC is running, flushes toilets, runs the water, and checks for pests and storm damage. Because we're a handyman company, the person who spots a small problem can often fix it.

This is for snowbirds who leave for the summer, owners of second homes and condos, and families whose parents live here while they live out of state. Florida has no state license for home watch, and we don't claim any certification. You get a checklist and photos of what we checked.

What's included

Every visit follows the same checklist, and every item gets a photo.

  • Inside walk-through: ceilings, walls and floors for water stains, and a look under every sink and around toilets, the water heater and the AC closet
  • AC check: running, set where you left it, drain line not backed up, house not musty
  • Flushing toilets and running each faucet and shower so drains don't dry out
  • Signs of ants, roaches, rodents or termites
  • Outside: doors and windows locked, no broken glass or torn screens, no standing water against the house
  • Mail and packages brought in or handled the way you tell us
  • A photo report after every visit

Common South Florida problems

Summer is the hard season for an empty house. Hurricane season runs June 1 to November 30, and the rainy season runs roughly late May through October, which is when many snowbirds are up north.

Humidity is the quiet risk. If the AC fails or gets switched off, a closed house can turn musty and grow mildew on walls, closets and furniture. Catching a dead AC early is one of the main reasons to have someone check.

Leaks do their damage over time. A slow drip from a supply line, a running toilet or an AC drain line that backs up can go on for weeks when nobody is home.

Drains that sit unused can dry out and let sewer odors into the house. Running the water and flushing on each visit keeps them sealed.

How a visit works

Before you leave, we walk the house with you in person or on a video call and write down your instructions: thermostat setting, water shutoff, keys and alarm, and who your HOA or condo manager is. We register with the association or front desk and follow their vendor rules.

On each visit, our tech follows the checklist, takes photos and sends you the report. If something is wrong, we call or text you right away.

After a storm passes and the roads are safe, we check the house and photograph any damage so you have it for your insurance company. Post-storm checks are $99 for plan clients and $149 otherwise.

Before you come back, we can work through a punch list and open the house: AC set, water on, bulbs and batteries done. When you leave, we close it the same way.

What affects the price

Plans are priced per month by how often we visit. Repairs are separate and only happen with your OK. If your insurer or association asks for a set check schedule, tell us and we'll match it.

  • Biweekly plan: $189 a month, two visits
  • Weekly plan: $289 a month, four to five visits
  • Single visit outside a plan: $65
  • Arrival or departure prep: $149 each
  • Post-storm check: $99 for plan clients, $149 otherwise
  • Repairs and punch list work: $149 first hour, then $85 an hour, materials at cost plus 20%

What we don't do

We don't do roofing, AC repair beyond filter changes, or plumbing beyond minor fixture repairs. When a visit turns up one of those, we'll point you to a licensed contractor and can let them in. We are not a security company and don't monitor alarms.

Questions we get about home watch and snowbird support

What does a home watch service do?

It sends someone to check your empty home on a schedule and report back. Our visits cover leaks, the AC, toilets and drains, pests, doors and windows, mail and storm damage, with photos of each item.

How often should my home be checked while I'm away?

Biweekly suits a lot of owners. Weekly makes sense in summer storm season or if the house has an older AC or water heater. If your insurer or association has a rule, follow that.

Is home watch licensed in Florida?

No. Florida has no state license for home watch, and we don't claim any certification. What you get from us is a written checklist, photos after every visit and a handyman who can fix small problems.

Do you check the house after a hurricane?

Yes. Once the storm has passed and it is safe to drive, we visit, photograph any damage and send it to you. Roof damage goes to a roofer, since we don't do roofing.

Can you get my house ready before I come back?

Yes. Arrival prep is $149: we open the house, set the AC, turn the water on, and handle a short punch list so it's ready when you walk in. Bigger lists are billed by time.
