Homes we work on in Wellington
Wellington started as a planned unit development that Palm Beach County approved in 1972, and the village incorporated in 1995. So most of the housing here is younger than what you find in the old coastal towns, and most of it sits inside planned subdivisions. Binks Forest, for example, went up in the mid to late 1990s.
On the equestrian side, a property can include a main house, a guest house, barns, sheds and long runs of board fence. Palm Beach Point has a five-acre minimum lot size. These places have far more doors, hinges, latches and wood out in the sun and rain than a typical house, and that is where much of our work comes from.
The houses themselves are mostly concrete block with stucco outside and drywall over furring strips on the exterior walls. Anything heavy that goes on an outside wall, like a TV or a large mirror, needs masonry anchors set into the block, not screws into the strips.
Gated communities, HOAs and farm gates
Olympia and Village Walk are both guard-gated, and so are plenty of other Wellington neighborhoods. Gated communities here commonly ask vendors to be on a gate list or registered with management, keep a certificate of insurance on file and work set hours.
Before the visit, let us know the community name and anything the gatehouse or management office needs. We would rather sort out the paperwork a day ahead than sit at the gate on the morning of the job.
Farms are a different kind of access. Let us know the gate code or who will meet us, where to park so we stay out of the way of trailers and horses, and if there are dogs loose on the property.
Jobs we get asked for most in Wellington
Here is what we expect to be asked for most. Prices are starting points, and the final number depends on what we find once we see it.
- Repairing existing board fences and farm gates: broken boards, sagging gates, new hinges and latches (fence and gate repair starts at $179)
- Barn and outbuilding hardware: sliding door tracks, stall door latches, tack room shelves and hooks
- Pressure washing driveways, pool decks and walkways (a two-car driveway starts at $199)
- TV mounting, shelving and furniture assembly in family homes
- Torn window screens redone on site, $35 per standard screen
- Turnover repairs between seasonal renters
Seasons in Wellington
Wellington's year turns on the winter show season. From about January into spring, riders, trainers and their families come for events at Wellington International, and many rent a house or a farm for the season. That means a rush of move-in fixes before they arrive and turnover work after they leave.
Summer is quieter, with many seasonal owners gone and the rainy season running roughly late May through October. A house that sits empty does better with someone looking in on it. Our home watch visits come with a photo report, starting at $189 a month for two visits.
Storms are the other summer concern, with hurricane season lasting from June 1 through November 30. A big property has a lot of loose things that can fly: patio furniture, planters, trash bins and whatever is stored around the barn. Our hurricane prep visit puts up the panels or accordion shutters you own and stows loose items, starting at $299 for up to 10 openings. The price is set in advance and does not go up when a storm is on the way.

Questions from Wellington homeowners
Do you do repairs on barns and horse farms in Wellington?
We do, for non-structural work: doors, latches, hardware, shelving, board fence repairs and pressure washing. We don't build new fences or do anything that needs a permit, and we don't touch electrical in barns or houses, including lights, fans and outlets. For those jobs we'll point you to a licensed contractor.
How do you handle guard gates and HOA vendor rules?
Give us the community name at booking. If management needs a certificate of insurance or vendor registration, we take care of it before the visit. For some gates, putting our names on your guest list for the day is enough, and if not, we follow what the office asks.
Can you get a seasonal rental ready before my tenants arrive?
Yes. Send us a list or have us walk the house. We fix what we can in one visit, photograph the rest and tell you what needs a different trade. A half-day block of work starts at $349.
Can you fix a driveway or paddock gate that drags?
Most of the time. Gates usually drag because the hinges have worn, the post has shifted or the gate frame has sagged. We reset or replace hinges, add a brace and adjust the latch. If the post is rotted out or the gate is motorized, we explain what's involved, and we don't work on gate operator wiring.
