A quarterly visit that keeps small problems small. Filters, detectors, caulk, leaks and a walk around the outside, plus time for your own list. Add Garage Care and the garage stays the way we left it.

1 tech, 90 minutes
- Change AC filters (you supply, or we bring them at cost)
- Test smoke and CO detectors, swap batteries
- Check tubs, showers and sinks for failing caulk and touch it up
- Check toilets and faucets for leaks and running
- Lube door hinges, locks, sliders and garage door rollers
- Walk the outside for wood rot, stucco cracks and loose screens
- Use the rest of the visit on your own list

- Put everything back in its zone
- Pull out what you no longer need and drop it at donation
- Re-hang, tighten and level hooks, racks and shelves
- Sweep and blow out the floor

Is there a contract?
No. You pay after each visit, and you can cancel with a text. Your plan price stays the same for 12 months.
When do visits happen?
Once every three months. We text you two weeks ahead to pick a day, and you get a two-hour arrival window like any other visit.
What if the visit finds something bigger?
We show you, give you a price and fix it on the spot if you want, with 10% off as a member. Anything that needs a licensed electrician, plumber or roofer, we tell you and point you to one.
Is this good for snowbirds and rentals?
Yes. We can do the visit while you are away and send photos of everything we checked. For weekly or every-other-week checks while you are gone, see our home watch service.
Do you service the AC or the garage door opener?
We change filters and lube the door rollers and hinges. We don't repair AC units, garage door springs or openers; those need a licensed specialist.
