Handyman in Southwest Ranches, FL

Southwest Ranches exists because its residents wanted to stay rural. When Pembroke Pines proposed annexing the area in 1996, residents pushed back, and in March 2000 they voted to form their own town instead. Town law does not allow homes on lots under one acre, streetlights and sidewalks are generally kept out, and the official motto is "Preserving Our Rural Lifestyle."

A house on an acre or more comes with a different job list than a house in a subdivision. Fence lines run long, gates get heavy use, driveways stretch out from the road, and there is usually a garage, barn or workshop full of things that need a place. That is the work we come out for.

Homes on an acre or more

Most lots in town are an acre or larger, some are small farms or horse properties, and the gated Landmark Ranch Estates section is built on lots of two acres or more. Plenty of houses here are older than the town itself, because the area was unincorporated Broward land long before 2000.

That age range matters for paint. If your home was built before 1978, our tech checks painted surfaces for lead before sanding or cutting into them, and if the test is positive we refer that part of the job to an EPA lead-safe certified firm.

Many properties here run on a private well and septic system. We do not work on wells, pumps, pressure tanks or septic, and we'll point you to a licensed well or septic company for those. Big projects on a big property can also pass Florida's $2,500 limit for handyman work, and those go to a licensed contractor we can refer you to.

Few HOAs, but still rules

Many Southwest Ranches properties are not part of a homeowners association, so a lot of our visits here need no vendor registration and no gate pass. Landmark Ranch Estates is different: it is gated with security, so put us on the guest list and tell us if the association wants a certificate of insurance. We send ours ahead of time on request.

No HOA does not mean no rules. New barns, arenas and other structures go through the town's land development code and building permits, and that is not handyman work. We repair what is already standing: a door on a workshop, a broken fence board, a gate that has dropped on its hinges.

Jobs we get asked for most

On acreage, most requests fall outside the house or in the garage:

  • Gate and fence repair (sagging gates, failed hinges and latches, broken boards or pickets), $179 per repair
  • Pressure washing the driveway, $199 for a standard two-car drive up to about 600 square feet; long ranch driveways are priced by size
  • Tote racks built for the garage, barn or workshop, from $435 for the rack only or $750 for a 12-tote rack with new totes
  • TV mounting in family rooms and covered patios, from $149 for screens up to 65 inches
  • Screen and weatherstripping fixes on doors that see a lot of traffic in and out

Seasons in Southwest Ranches

From late May through October, daily rain and heat swell wood gates and fence boards, and posts set in wet ground start to lean. Gates that close fine in March can drag by August. We plane, rehang and re-latch them, and replace boards that have rotted at the ground line.

Hurricane season runs June 1 to November 30, and a big lot means more to secure. We hang the panels or accordion shutters you already own, $299 for up to 10 openings plus $20 for each one after that, and we move patio furniture and loose items inside on the same visit.

The drier months, roughly November to April, are the best time for outdoor projects like fence work and pressure washing, and the easiest time to book them.

Questions from Southwest Ranches homeowners

Do you travel out to Southwest Ranches?

Yes. Because it sits at the edge of our service area, a visit may add $39 or $69 for travel, or carry a $299 job minimum for the longest drives. Bundling the gate, the driveway and a few inside jobs into one visit makes the trip worth it.

Can you fix a fence or a gate that drags on the driveway?

Yes. A sagging gate, a broken hinge or latch, or a few bad boards or pickets is $179 per repair. A long run of fence is billed by time at $85 an hour after the first hour. A new fence line that needs a permit is not something we build, and we'll point you to a licensed contractor for it. Motorized gate openers involve electrical work, so we leave those to an electrician.

Do you work on wells, pumps or septic systems?

No. Wells, pumps, pressure tanks and septic are licensed trades. Inside the house we handle minor fixture repairs, like a dripping faucet or a toilet that keeps running, but nothing that touches the supply or drain lines.

Can you build tote racks in a barn or detached garage?

Yes. We build wood racks sized to 27-gallon totes and anchor them to a solid wall, or put them on locking casters if you want to roll them. Racks start at $435 for the frame alone, and a 12-tote rack with new totes is $750. Every job carries our 90-day workmanship warranty.
