Royal Palm Beach homes, decade by decade
The village was incorporated in 1959 on land that needed a massive drainage project before anything could be built, which is why there is so much water here today. Growth through the 1960s centered on The Colony, the original section with floral street names near the south end of Royal Palm Beach Boulevard, and then spread into The Willows and LaMancha.
A push to bring in builders started in 1979 and set off about 15 years of growth, so a large share of the village's houses date from the 1980s and 1990s. Gated developments such as Madison Green, near Okeechobee Boulevard, round out the mix.
Nearly all of it is concrete block with stucco. Inside, the original finishes of a 30 or 40 year old house are what we work on most: doors, trim, flooring, ceilings and bathroom tile.
HOAs and gated communities in the village
Some Royal Palm Beach streets have no HOA at all, many subdivisions do, and a few, like Madison Green, are gated. Associations generally pay the most attention to exterior work: fence changes, paint colors and anything you can see from the street.
If your HOA needs vendor registration, a certificate of insurance or set work hours, send us the details when you book. For exterior items like repainting a front door or swapping a fence section, ask the association about approval first, since getting it is on the owner.
Jobs we get asked for most
These are the repairs that come with houses built from the 1960s through the 1990s.
Older houses get extra care before we disturb anything. Any popcorn texture in a home built before 1980 gets an asbestos test first, and we schedule that test before work starts. A positive result sends removal to a licensed asbestos abatement company instead of us.
Paint gets the same caution: before sanding or scraping in a pre-1978 home, we check painted surfaces for lead, and a positive result means we refer the job to an EPA lead-safe certified firm. A whole-house ceiling or paint job can run past Florida's $2,500 limit for handyman work, so larger jobs get referred to a licensed contractor.
- Removing popcorn texture once a test comes back negative, from $3.50 per square foot with skim coat and primer, $499 minimum
- Interior doors that stick, sag or won't latch, and new slab doors hung on existing jambs
- Cracked floor tiles and loose flooring at doorways and transitions
- Painting a bedroom's walls, from $499
- Baseboard that has swelled or rotted at the floor line
- Gate and board repairs on existing backyard fences
Seasons in Royal Palm Beach
Royal Palm Beach is mostly year-round households, so our calendar here follows the weather more than snowbird season. Summer suits indoor projects like ceilings, paint and flooring, since afternoon storms don't slow down work inside.
From roughly late May through October, the rainy months, wood fence gates swell and drag, and rot shows up at the bottom of door frames and baseboards near sliding doors.
Between June 1 and November 30, keep an eye on what sits in the backyard. With a canal or lake behind so many backyards, loose patio furniture and planters have somewhere to end up. We put up your own panels or accordion shutters and stow outdoor items, starting at $299 for up to 10 openings.

Questions from Royal Palm Beach homeowners
My house was built in the early 1980s. Does the popcorn ceiling need a test?
Our firm rule is a test for any home built before 1980. For a house from the early 1980s we suggest testing anyway, because builders sometimes used up older stock. The sampling fee is $49 plus whatever the lab charges, and we wait for the result before we scrape anything.
Can you fix an interior door that won't latch?
Yes. Usually it's a stripped hinge screw, a strike plate that needs moving or a door that has swelled. We fix the cause instead of just sanding the edge. Hanging a new slab door on the existing jamb starts at $199.
Do I need HOA approval for repairs?
Interior repairs usually don't need it. Exterior changes often do, such as a new paint color or a fence section in a different style. Check with your association, and we'll do the work to whatever they approve.
Do you work for landlords in Royal Palm Beach?
Yes. We do turnover repairs between tenants and can work from a list you email, with photos sent when we finish. A half-day block starts at $349 and a full day at $679.
